EDI Export for FHA Default TS264 does not Include Vacant Occupancy Status and Occupancy Change Date as Set up in Property Screen

When you run the EDI Export, using File Type of FHA Default TS264, you may find that for properties that are set up as vacant, that either one or both of the Occupancy Status and Occupancy Change Date are not included on the export.


Workaround:

 

The FHA Default TS264 export, extracts the Occupancy Status and Occupancy Change Date values from the Inspections record, and not from the Property record.


The Details tab of the Collections > Inspections screen is the key screen for the Occupancy Change Status and Date.
The export will insert the FTV (first time vacant) flag and date from this screen as the DTP 781 record.
In the case of multiple Inspection records for a loan, it will select the most recent.


To include the correct Occupancy Status and Occupancy Change Date values in the FHA Default TS264 export, you have to have your loan's most recent inspection record set up this way.
