HFS Billing Statement Export Event Does Not Include the Delinquency Notice Information in the F1 Record

You may find that the delivered Servicing Director Periodic Billing Statement will display a Delinquency Notice message box for an appropriate loan, but this message does not appear on the Servicing Director HFS Billing Statement Export Event file that you send to your print vendor. The F1 record does not contain the message: You are late on your mortgage payments. Failure to bring your loan current may result in fees and foreclosure – the loss of your home. As of xxxxxx, you are xxx days delinquent on your mortgage loan.

Workaround:

By design, the Servicing Director HFS Billing Statement Export file will not include the Delinquency Notice message. It is up to the client to arrange with their print vendor to add the delinquent notice to the printed statement when appropriate. You can provide the following information to your vendor: In the HFS Billing Statement Export file, the NumberOfDaysDelq field at position 773-776 of the B record displays the number of days a loan is delinquent. This is presented within the Delinquency Notice box and can be used to determine if one is required.
