Servicing Director Loans are Unexpectedly Found to be Registered and Assigned MERS/MIN Numbers
You may find that some loans, which should not be MERS loans, have been registered with MERS (Mortgage Electronic Registration System) and have been assigned MERS/MIN numbers. You would find these loans appearing on the MERS Registration Export or Report, as well as the MERS Reconciliation Report. In the application, you would find this information in the Customer Service > Other > MERS screen.
The most likely cause of this is that either the loans were not set up correctly at the loan level (Customer Service > Other > MERS screen), and/or the MERS Registration Export event was run without setting up the correct criteria for the event. If not set up correctly, the incorrect loans may be selected, and subsequently incorrectly updated with MERS information.
The MERS Registration Export event will select all active loans for export, which are either further defined in the criteria of the event, or at the loan level, (Register, Don't Register, or Criteria Selection). Once exported these loans will be automatically updated with a date registered, as well as a MIN number.
Environment:
Servicing Director MERS Registration
Workaround:
Please review the Help Topics (F1) in the Servicing Director software, under MERS Registration Overview, and also Adding MERS Information to Loans, and specifically the implementation steps required before running the MERS Registration Export.
If you have found that in error, there are loans which are registered with MERS in Servicing Director that should not be, then please consult with your MERS Representative, to see what options there are for you to correct this situation with MERS.
There is no functionality in Servicing Director to reverse this action through the application front end. It may be possible to make programmatic changes directly in the database to correct the action. If you would like assistance with this, fee-based Finastra Professional Services may be able to assist. Please open an online support case in Case Management for this request.
