Loans are sometimes owned by more than one investor. You can add additional investors, or participants, as they are called in Servicing Director, to a Servicing Director loan by using the New Participant screen.
Total ownership of loans must always equal 100%, and there must always be only one primary investor. For example, if your institution and Fannie Mae are the two investors or participants on a loan, and you own 5%, then Fannie Mae must own 95%.
Note: Most of the fields on the screen display default values set on the Batch Setup screen. Change these values as necessary.
Note: If the service fee is calculated as a percent of the principal balance, leave the Service Fee ($) field blank. Use only one of the service fee fields. The default value for the Service Fee % field is set on the Batch Setup screen.
Note: Remember that you can designate only one primary investor. Therefore, if you want to make the participant you are adding the primary investor, make sure that any other participants attached to the loan do not have the Primary Investor option selected. Also, make sure the percent you enter in the Investor Percent Owned field, when added to the ownership percentage of the other participants, equals 100%.
