Investor Accounting Posting Loan Transfer Batches
Post loan transfer batches after you set up a batch and add all loans that you want to transfer ownership for. Some loans in a batch may not post. If Servicing Director finds problems with the information entered for the loans in the batch, it lists the problems and does not post the loan(s). You must fix the problems before you can try to post the batch again. Ownership for the loan does not transfer to the new investor until the loan posts.
Loans in a loan transfer batch do not post unless the due date on the loan is greater than or equal to the effective due date for the transfer. These loans are pending loans (with an Unposted status). If you want to include these loans in reporting, select the Report Pending Loan Transfer check box on the Investor Detail screen - Cutoff tab.
Each time you post the batch, Servicing Director tries to post the loans with an Unposted status. As payments are made and due dates for loans progress, more Unposted loans post.
Note: You should periodically sort the Loan Transfer list on the Investor Accounting screen by Unposted status, so that you can easily identify and address loans that have not posted.
To post a loan transfer batch:
- Select the Investor Accounting Application
- From the Loan Transfers list, select a loan.
- Select Loan Transfer (the loan transfer screen appears).
- Verify that you have added all the loans to the batch and that all the loan information is correct.
- Select Post (a confirmation message appears).
- Select Yes ( Servicing Director posts the batch, removes all loans in the batch from the list, and transfers ownership of the loans).
Note: If Servicing Director finds problems with information for loans in the batch, it lists them under Posting Reject Reason in the list and does not post the loan(s). You must correct the problems before you try to post the batch again.
- Select Close.
- If you use standard payment rules (not advanced payment rules), posting the batch will set all loans in the batch to have the new investor's payment rule. To ensure the correct payment rule records are used, you must run the Payment Rule update after posting a loan transfer.
