Built-in document details
The Servicing Director applications have several built-in documents, which are documents automatically created by clicking an application button made for the documents.
- The Customer Service, Collections, Disbursements, and Tracking applications all have a History button, which automatically creates the Loan History Summary Report for the currently selected loan. The Loan History Summary Report is created from the document template named LoanHist.RPT and it uses the Servicing Director SQL view named R_HistorySum in the Service database.
- The Customer Service or Collections application Payoff Send button automatically creates the Payoff Statement Letter for the currently selected loan. The Payoff Statement Letter can be a Crystal Reports document or a Word Mail Merge document depending on the Payoff Statement type selected in the Company Table Setup. For more information about selecting the Payoff Statement type, review Selecting the Payoff Statement Document Type in Servicing Director.
- The Crystal Reports Payoff Statement Letter is created from the document template named PO1.RPT and it uses the Servicing Director SQL view named R_POStmt_RW in the Service database.
- The Word Mail Merge Payoff Statement Letter is created from the document template named PO1.DOC and it uses the Servicing Director SQL view named R_POStmt in the Service database.
- The Investor Accounting application Reports button presents an application defined list of Investor Accounting Cutoff reports.
- The Analysis application Reports button presents an application defined list of Escrow Analysis reports.
- The Event Manager application includes document events for each of these built-in documents.
- These documents have fixed criteria, which is usually the loan or loans selected by the application. These same documents created by the Event Manager application allow for any additional criteria you want to define.
- These documents use the Servicing Director SQL login named Reports to connect to the Servicing Director database. These same documents created by the Event Manager application will use a different login named LoanServicing.
- These documents are programmed by the application to use specific SQL views, which will override any different SQL view defined in the document template. If the Event Manager application is used to create the report, the SQL view used by the report is defined by the document template.
If you should create your own customized version of these built-in documents, remember each Servicing Director upgrade to a new version will replace your customized version with the newly delivered installed version. You'll need to replace the newly installed version with your customized version after every upgrade.
